In business for over twenty years, Hickory House Inn has established itself as dependable, high quality lodging in southwest Montana. It has consistently exceeded it's previous year's income and guest visits and provided the Owners a nice residence (onsite apartment), good income and interesting rapport with guests. It invariably ranks high on the booking websites, attracting guests both nationally and internationally.
Originally built in 1902 as the parish priest's residence, it has received extensive upgrades which keep it's systems modern and safe. The Owners have gone to great lengths to maintain the historic integrity of the buildings and yards, as well as the interior decor and furnishings. It's reputation maintains its position as the only B&B in the immediate area.
Architecturally noted as Italianesque Victorian, HHI is located in the heart of downtown Anaconda, Montana and set amid gardens lush with plantings and replete with two water fountains. Front and side yard sitting porches provide yet more relaxation areas for the guests. Off street parking and a three car garage/workshop are at the back of the main house. A modern and comfortable 925 sf Owner's / Manager's apartment is located above the garage. A small greenhouse provides for the gardens. HHl provides three, two bedroom suites and two, one bedroom rooms, all with private baths and sleeps 21. Each room's decor is themed and comfortable. The Owners have incorporated the best ideas of the many B&B's they have stayed at to create the facility and decor they most desired. Additionally there is a large, modern kitchen, which provides for the delicious and varied breakfasts that HHI is famous for, a large formal dining room, a Game room, Reading room and TV room. Located approximately halfway between Yellowstone and Glacier National Parks, only a few miles off Interstate I-90 and straddling Scenic MT Highway 1, HHI is a natural stopping point for summer visitors. The Anaconda also area boasts of being (literally) on the very edge of the Pintler Wilderness Area, a dozen miles from a great ski resort, a few blocks from the famous Jack Nickolas designed golf course, Old Works, and surrounded by trout streams and mountain lakes. Wildlife is so abundant that seeing deer, mountain sheep and even elk in the city limits is common. Anaconda / Butte are also nationally noted for their history and historic preservation attractions. The majority of the Inn's business comes from travelers visiting Montana, yet HHI has a significant and steady use by local (Deer Lodge / Silver Bow County) residents entertaining out of town guests, weddings, graduations and reunions. Anaconda and Butte also host many sport and entertainment events which provide additional guests. HHI is blessed with a surprising number of repeat visitors, coming year after year to relax and continue to discover everything that makes the area so unique and special.
Historically the business has seen revenue growth increase over 70 percent in the last five years. With enhancements at the local ski area and population growth in the nearby counties there's no reason why this pace should not continue. Montana has experienced a significant population growth over the last decade, which has influenced locals and newcomers to look at the advantages of small-town living. Anaconda has been experiencing those interests and the influx of new residents, causing a small yet significant growth spurt for new business. HHI Owners have focused primarily on lodging up to now but there is opportunity for expanded dining and special functions.
Competition is light with very few lodging options nearby, especially historic inns.
The owners have recently resumed management but want to retire and spend more time out of state.
